It’s the same all over the world, where you buy your property is crucial.
When buying a property in Switzerland, the same rules apply.
You could buy a luxury ski chalet close to the piste and high altitude golf in the world class golfing resort of Crans Montana for chf 4-6 million. Or, you could buy the same luxury chalet in the nearby resort of Anzere for half the price. The same goes for Verbier, where tuned in buyers now buy in Nendaz, Veysonnaz or La Tzoumaz, as it’s the same ski area (the 4 valleys) without the Verbier name and price tag. It’s possible to make huge savings by buying in these surrounding resorts. So the nightlife might not be as thrilling, but you have the large medieval town of Sion at the bottom of the hill, which has everything you need, including a growing airport that takes flights from the UK, for parts of the year.
Of course, it’s possible to get a cheap bargain in any resort if it’s a 30 minute walk to the ski lift. My advice is to look for something that’s not too far from a ski lift, they rent out easier and they sell easier. If you have young children, you don’t want to walk a mile to the ski lift. Believe me. There are a lot of new agents who operate out of the UK but have never lived in Switzerland. It’s simply a business. Talk to people who have lived there and know the location and the property market.
Swissgetaway know the region, the property market, the schools, the restaurants and they can advise, as they have lived in the Valais. Speaking both English and French they can help with where and how to proceed. Its important to be able to deal with an English speaking Notary as you have to understand what is needed and what you need to do. Many buyers think they will get rich by buying a ski property, this isn’t strictly true, the rental in general is around 5% net per annum. This will pay for the mortgage and some of the bills in most cases, but you won’t get rich. You could however make a decent amount if you buy now and hold onto it as the new law forbids any new builds and no more second homes, unless a permit is already in place. This makes any existing property worth a lot more, especially if you plan on renting it out, as the only other choice is an expensive hotel. It’s worth thinking about.
