So, you want to buy property in Switzerland
Probably the most stable economy in the world. Healthy climate, efficient railways, low crime, great schools, tax incentives, fantastic lifestyle potential and it's currently considered to be cheaper to buy a property in Switzerland than it is in France. In a recent survey it was voted 2nd best place to live in the world.

3, Where is it difficult to buy a property in Switzerland and where can you NOT buy a property in Switzerland?
There has recently been a change in Swiss law that has opened the door to foreigners wishing to buy property in Switzerland. But only in certain cantons.
This means a certain quota of foreigners can purchase a property in given areas.
This doesn't mean the whole of Switzerland. If you are serious about buying a Swiss property look to the nominated tourist areas, foreigners can only buy a Swiss property in these localities. Unless they have the right permits.
For example the Valais region is a prime tourist zone, considered to have the best climate in Switzerland, the highest mountains, like the Matterhorn. Potential buyers will find it relatively easier to buy and invest.
The ski resorts of Valais are also great rental zones and will thus will ensure a faster property appreciation than some other areas.
Another major benefit about buying a Swiss property in the Valais region is zero inheritance tax.
This does not apply to all other cantons, so ask before you buy.

Foreigners who actively seek to buy a Swiss property should understand that they can only buy 1 property, unless they have Swiss residency, permit type B. This allows the foreigner the possibility of buying further properties for private use as long as the building occupies an area not more than 3000m2.-200m2 living space.
When you have residence permit type C, you will have virtually no limitations for buying a property in Switzerland.

Where, can I not buy a Swiss property? or, where is it difficult to buy because of restrictions
1. Avoid rural areas-non tourist zones-various cantons
Have a look at the rough map below, it'll give you an idea of restricted zones and areas with restrictions
You'd be surprised, for example-Zermatt, a well known tourist spot where they have decided not to let foreigners buy. Geneva, not possible without permits. Saas Fee-restrictions, Lausanne , not possible.
And many more either have a total ban or have restrictions for foreigner buyers.
The Lex Frederich Act forbids foreigners without a Swiss residence permit to acquire an immovable property in Switzerland.

In certain Swiss cantons, foreigners can invest money into buildings with a moderate rent. Such as New build, or multi -apartment blocks. which are let for low rent, less than the market offer can be rented.
This makes you exempt from local taxes for a period of up to 20 years after this the rent can be raised.
But, if you are considering buying a property in Switzerland in an area with certain restrictions and you have residence permit type B or even better type C you will -should be okay.
Another thing to watch out for, every canton has it's own rules, so if you do plan on buying you'd need to find a local Notary.
